Building a home can seem like a daunting task, but you might be surprised how painless – never mind fun and rewarding – it can be. With just a brief introduction to the process, you can take a hands-on approach and ensure that the finished product matches the house you've been dreaming about. Here's what you can expect along the way:

Nine Steps to Building Your Dream Home

1. Selection and Contract

The first step in building your dream home is meeting with us to select a floor plan and homesite perfectly suited for your needs. During the contract stage you have the opportunity to:

  • Clearly understand the home's price and any homesite lot premium
  • Prepare and review your sales contract.
  • Pay down monies and deposits.
  • Receive a design selection and options list.
  • Schedule a meeting to personalize your custom options.

2. Mortgage Financing

The average mortgage process takes approximately 4 or more weeks to complete. Below is an outline of the stages of the mortgage loan process. We have partnered with a number of financial institutions to assist you.

  1. Application Pre-Qualification.
    Please bring all items listed on the loan application checklist to this meeting. Meet with your lender's representative to complete application. They will review your application in terms of income, debt, loan to value, etc. and order a credit report.
  2. Processing.
    Your lender will review documentation and request any additional information. They will request an appraisal of your selected home. Some interest rates may be locked in.
  3. Approval.
    Your lender will advise you as to whether your loan is approved, declined or alternative financing is offered.
  4. Closing.
    Your lender will contact you to set the closing date upon approval of your loan. You will need to bring a certified check made payable to yourself for the down payment and closing costs, and you will sign final paperwork.

3. Customizing Your Dream Home – Exterior & Interior Selections

Select from samples of interior and exterior options is where you begin to make the house you are buying into the home of your dreams.

Your Field Manager will be involved with every selection, and confirming all decisions with you as they arise. We work with a number of quality suppliers you can shop with for flooring, carpets, plumbing fixtures, lighting, etc.

Prior to your appointment:

  • Please bring samples of any fabrics you're trying to match.
  • We will help you finalize your interior and exterior selections.
  • Please note that a closing date cannot be set until all of your interior and exterior selections are finalized.

4. Plan & Contract Review

We will schedule a contract review meeting and a final Plan Meeting . We ask that most of your design selections be finalized at this time. Changes later in the construction process will be expensive and may cause delays.

During this meeting you will have the opportunity to:

  • Review your custom selections and pricing.
  • Review architectural drawings with your builder to finalize your personalized plans.
  • Review estimated time line for conclusion.
  • Make any additional payments due.

Also at this time

  • We must have received a pre-qualifying letter from your lender in order for construction to begin). (Mortgage commitment)

Once completed

  • Our architectural team produces the drawings needed for construction
  • Our purchasing department orders the materials needed
  • And your field manager obtains the necessary permits to build your dream home

Please understand this process takes time to complete before construction can begin.

5. Communications During the Building Process

Rough-ins for electrical, plumbing, and HVAC (heating, ventilation, and air conditioning) are set up before interior finishes are installed. Subcontractors for these services usually return later at the finishing stages to install fixtures, vent covers, switch plates, and so on.

We need to know what kind of faucets need to be selected so we know where to locate the water lines and electrical needs for the appliances. We'll provide a walk-through with the electrician and he provides a list of fixtures that you can pick out from the lighting store. We'll keep you informed, on what we need, and when in our Client Communications Center.

We'll assist you with a selction of paint colors and interior finishes, We can also assist you in getting your sense of style to come to fruition.

6. Prepare for Closing

Approximately 2 weeks prior to closing, please arrange the following:

  • A final loan commitment from your lender
  • Contact the utility company, arrange for the utilities to be connected or transferred on the closing date. These include electricity, gas, water/sewer, telephone, cable TV and sanitation.
  • An insurance policy for your new home.
  • Certified funds to pay for closing costs on the date of your closing.

7. Final Walk Through

Approximately 3 days before closing, you will meet with us to:

  • Confirm that your home is completed as specified in your contract.
  • Learn about the operation and function of the various systems in your home.
  • Review the homeowners maintenance guidelines.
  • Review your warranty information.

8. Closing

  • Please confirm your closing date and location with us the day prior to closing.
  • Barley Homes, your lender, and attorney or real estate agent will meet you for closing.
  • Please bring insurance policy for your new home and receipt of payment for the first year's coverage.
  • Please bring certified check made payable to yourself for the down payment and closing costs for your new home.

9. Warranty

As part of the purchase of your home you will be provided with a industry leading comprehensive warranty that will be implemented by us. The home owners warranty will include:

  • 60 day review
    • Our ultimate goal is your complete satisfaction. After 60 day any items found in your home that need attention will be addressed. Simply contact us to schedule an appointment.
  • 12 month review
    • If during the first year of owner ship if any additional concerns arise contact us to schedule an appointment.

By approaching each of these small steps individually, you can take a once-daunting task and make it very manageable. Chances are you'll have a blast along the way — and wind up in your dream house. And that of course is our goal.
